Covering 145 hectares, the project involves an investment of €63.2 million
Madrid, 30 June 2025. Lantania is set to carry out the urban development works for the Partial Plan for Sector 1 Los Pocillos in Villanueva de la Cañada (Madrid). The Compensation Board of Los Pocillos, formed by Kronos and Landco, has awarded the infrastructure, water and energy group – in a joint venture with Gyocivil – the contract to transform the land into a safe, functional area prepared for urban development, with a total investment of €63.2 million. This is one of the largest urban planning projects currently in the works in the municipality of Madrid.
The Los Pocillos development is strategically located to the north of Villanueva de la Cañada’s town centre, bordered by the M-503 and M-600 roads and Avenida de España, ensuring excellent connectivity with the surrounding area. Sector 1 spans 145 hectares and offers a residential building capacity of 520,000 m².
The development works, which must be completed before housing construction can begin, are scheduled to last 24 months. The project will be delivered in a single comprehensive development phase, including earthworks, paving, sewerage and water supply networks, electricity, street lighting, telecommunications, gas, irrigation, landscaping, street furniture, light structures and a pedestrian footbridge.
This urban development, implemented under the compensation-based system, provides for the construction of 2,975 homes, including 945 multi-family units (498 market-rate with ground-floor retail units and 447 subsidised), and 2,030 single-family homes (300 detached, 542 terraced and 1,188 semi-detached). A further 165,231 m² is designated for green spaces, 84,395 m² for public facilities, and 221,693 m² for roads. An additional 44,458 m² is reserved for commercial and tertiary uses.
The strategic location of Villanueva de la Cañada, just a few kilometres from Madrid and with excellent road and public transport links, further enhances the appeal of Los Pocillos. The area offers a well-balanced combination of proximity to the capital and the quality of life associated with a peaceful, nature-rich setting. The groundbreaking ceremony held last week marked the official start of the works. The event was attended by the Regional Minister for Housing, Transport and Infrastructure of the Community of Madrid, Jorge Rodrigo; the Mayor of Villanueva de la Cañada, Luis Partida; and the President of the Los Pocillos Compensation Board, María Teresa Lorente. They were joined by José Alberto Carrasco, Managing Director of Infrastructure at Lantania; José Nofuentes, Director of Infrastructure Business Development at Lantania; and Fernando Sánchez, President of Gyocivil.
